If you are a solo agent or running a small team, you already know the tool problem. You have a CRM from one company, a listing page from another, a lead tool you found on Facebook, and a mortgage calculator you embedded from somewhere else. None of them talk to each other. You are paying for all of them separately. And you are still doing half the work manually.
ListSide was built specifically to fix that. Here is a full look at what the platform actually includes, how it is priced, and how it stacks up against piecing together your own stack.
What Is ListSide
ListSide is an all-in-one real estate platform for solo agents and small teams. It combines a personal exclusive listing page, nine lead generation tools, a full CRM, automated follow-up, a lead pool, a lead marketplace, and a QR code generator into a single platform for one flat monthly price.
The key word is exclusive. Everything on ListSide is tied to your account only. Your listing page shows only your listings. Your leads go only to you. Nothing is shared with other agents on the platform.
You can sign up, explore, and go live without a demo call, without MLS approval, and without a setup fee. The free trial is 30 days with no contract required.
The Exclusive Listing Page
Every ListSide subscriber gets a fully hosted listing page. This is not a shared portal or a directory listing. It is your page, with your listings, your agent profile, and your contact information on every single page.
Each listing includes a full photo gallery, property details, a description, and a map. Buyers can click to schedule a showing, submit an inquiry, or contact you directly. Every one of those actions creates a lead in your CRM automatically, tagged by source.
The listing page also has a mortgage calculator embedded on every property, which means buyers running numbers on your listings are already in your ecosystem.
For offline marketing, ListSide generates a QR code for every listing. The platform includes two ready to print yard sign rider designs. Agents print them, apply the QR sticker, and attach them to their yard signs. Anyone who scans it lands directly on that listing page.
The Nine Lead Generation Tools
Every tool has its own shareable link tied to your account. Post it anywhere on social media, a text message, an email, a neighborhood Facebook group. When someone fills it out, the lead lands in your CRM automatically with notes already populated from the submission.
The nine tools cover both sides of the transaction:
On the seller side: a home value estimator, a net profit calculator, a FSBO guide, and the CMA tool on the Pro plan.
On the buyer side: a dream home wishlist, a buyer readiness quiz, a rent vs buy calculator, and a mortgage calculator.
Each tool is designed around a specific question a buyer or seller is already asking. That is what makes them convert. You are not asking someone to contact you out of nowhere. You are giving them something useful in exchange for their information.
Within seven minutes of any form submission, ListSide sends an automated text to the lead on your behalf. The message references the specific tool they used and includes your name. If they reply, it goes straight to your phone.
The CRM
Every lead from every source lands in the same CRM dashboard. Tool submissions, listing inquiries, showing requests, manual entries, and lead pool claims all come into one place, tagged by where they came from.
The CRM auto-populates most of the lead card from the submission data, which means less manual entry. It assigns a priority score based on intent signals, sets smart follow-up date defaults, and syncs with your calendar automatically.
You can update lead status in one click, add call notes, schedule follow-ups, and search or filter your entire lead database from any device. ListSide also integrates with popular CRMs like Follow Up Boss if you already have one you prefer.
The platform is available as a Progressive Web App, which means you can install it on your phone or desktop without going through an app store. On iPhone, open Safari, tap Share, then Add to Home Screen. On Android, open Chrome, tap the menu, then Install App.
The Lead Pool and Marketplace
Beyond the tools, ListSide sources and scores leads from eight motivated seller categories and distributes them through two channels.
The eight categories are FSBOs, expired listings, failed listings, pre-foreclosures, tax default properties, tired landlords, high equity absentee owners, and inherited or probate properties. These are not recycled junk lists. ListSide pays for the underlying data from a vetted provider and runs skip tracing to find contact information.
Every lead is exclusive. One lead goes to one agent. It is never resold.
The free lead pool is available to Pro subscribers. Once you activate your target areas in your profile settings, leads start flowing in within 48 hours. Pool leads are free to claim, always, with no per-lead cost. For a more in depth breakdown of how this free lead pool works, checkout our other blog Free Leads for Real Estate Agents (No Catch or Closing Fee)
The marketplace is available to all subscribers and contains higher scored leads. You can browse available leads, see the score and basic details before committing, and choose how you want to pay. The referral path lets you claim a lead at no upfront cost and pay 15 percent of gross commission only if it closes. If it does not close you owe nothing. You can also purchase leads outright at a flat fee with no referral obligation.
Standard vs Pro: Which Plan Is Right for You
Both plans include the full listing page, all nine lead generation tools, the CRM, the lead marketplace, the QR code generator, yard sign rider designs, automated follow-up text, one-click social sharing, and the PWA mobile app.
The Standard plan is $179 per month. It covers everything listed above and is the right starting point for most agents.
The Pro plan adds three things that matter depending on how you work.
First, the free lead pool. If you want a consistent stream of motivated seller leads flowing into your CRM without paying per lead, the pool is the reason to go Pro. You activate your target areas once and leads start coming in.
Second, the CMA tool. Pro subscribers get 30 internal CMA pulls per month included. The tool goes significantly deeper than a basic comp pull, agents can factor in roof type and age, HVAC condition, kitchen condition, flooring, pool, garage, lot type, and dozens of other property details. It also includes a public-facing CMA lead generation form that captures seller leads who want a report. Additional pulls beyond 30 are three dollars each.
Third, higher lead pool volume as the platform scales.
If you are actively working a market and want incoming motivated seller leads on top of your own tool traffic, Pro makes sense. If you are newer or focused primarily on buyers, Standard gives you everything you need to get started.
How It Compares to Building Your Own Stack
Most agents piecing together their own setup are paying for a CRM, a listing page, one or two lead tools, and some form of follow-up automation separately. That combination typically runs three to five times the cost of a ListSide subscription when you add everything up.
Beyond cost, the bigger issue is that separate tools do not talk to each other without manual work or third-party automation. ListSide connects everything by default. A lead from any tool, any pool channel, or any listing inquiry lands in the same CRM with no imports, no Zapier, and no manual entry required.
There is also no MLS approval required to go live with a listing page. Most competing platforms require board approval before an agent can publish listings. On ListSide you are live the same day you sign up.
The Bottom Line
ListSide is built for agents who want professional tools without enterprise pricing or complexity. If you are paying for multiple platforms that do not connect, or if you are still managing leads manually, it is worth taking a look.
The 30-day free trial requires no credit card commitment and no contract. You can explore the full platform, set up your listing page, and run your lead tools before you spend a dollar.
